  • Place sign on property to show it is available for rent.
  • Available weekends to show your property
  • Tenant screening-which includes running a complete credit check and background report, including local, statewide, and nationwide eviction, criminal records, and sex offender files.
  • Obtain copies of tenant’s drivers license
  • Tenant placement and management
  • Confirm tenant’s employment and obtain references from previous landlord.
  • Order an attorney-prepared lease, and explain the lease in a sit-down, in-person meeting with the tenant by a Realtor.
  • Collect tenant security deposit to be held in a proper Florida bank trust account as per Florida Law.
  • Rent collection-Collect rent, follow up on delinquent accounts, and impose late fees and NSF check charges.
  • Posting notices and evictions if needed –Take action for non-payment by posting 3-day & 7-day notices for lease violations.Photograph your rental property before tenant moves in and upon move-out to avoid damage disagreements.
  • Organize tenant’s move in and supply tenants with the necessary contact information for utility companies, local schools, and services.
  • Property rehab and coordination of repairs-We are not a general contracting company. We offer rehab and airs coordination. We handle this service as if the proeprty was one of our own homes. We use contractors that we have had positive experiences with and know are trustworthy and reliable, We can estimate repairs, set up an escrow account and coordinate all work for you for a fee. This saves you plane tickets, hotel rooms, and the sheer aggravation of having to deal with with a rehab project. Since vacancy is a landlord’s largest expense, our goal is to provide quick, tasteful and efficient coordination of repairs so that you rental property can be available for rent and and look its best for showings as quickly as possible. We have no minimal inside labor and all outside vendor work includes a mark-up.
  • Provide monthly well treatments, lawn, pool, pest control for a fee as desired by landlord or tenant. Recommend & coordinate pool & lawn care and sprinkler companies for a fee.
  • Company pays vendor/maintenance invoices on your behalf to expedite fast repairs.
  • Company can meet service people on your behalf, including appraisers, builders for punchlist walk, inspectors, police officers, utilitiy breaker turn on, breaker flip, reset timers, etc for a fee, typically around $50 per visit depending on the scope of the work.
  • Company can put utilites in MTM’s name and pay accordingly in between tenants.
  • Take property photos for advertising and will provide you with a copy for your files.
  • Handle maintenance problems on property through your home warranty, or our maintenance staff, for a fee.
  • Monthly statements mailed to you with your proceeds as appropriate
  • OFFER VACANCY WALK-THROUGH SERVICE: $50.00 per month vacancy walk fee. Mandatory, twice-monthly, vacant property walks to check for security issues, bugs, proper AC settings, water issues, lawn.
  • Follow through on eviction process for a fee.
  • Aggressively find new tenants for vacant units.
