We understand that not all investors want to participate in real estate investment because there is always some level of work involved. Let's face it, real estate is not a passive investment. That's where having a partner comes in handy. We love real estate and that is all we do. We love buying, selling and best of all managing properties. Since we are in the market daily we constantly run accross good deals, but there are only so many we can take advantage of ourselves. We are always looking for two types of investors.

1: Cash partners-Let's face it. What are Cds paying these days? Its almost insulting. For those that would like to get a better than average interest rate on their money without the hassles of real estate ownership. We are looking for individuals that are interested in making short term (2-5 year) loans  that can be secured by real estate and offer interest rates higher than most cds, bank accounts, bonds and other investments.

If you have money in the stock market, CD's, savings acounts, IRA's, pension plans, or any other investments and you are not getting at least an 7% - 20% return, with minimal risk... then we should talk.  We often borrow funds from private investors to purchase, fix and then resell singe family houses.  We do this by giving the investor a private mortgage (usually a first mortgage, but sometimes a second) on the properties we are buying.  Once we have purchased the property and give you a mortgage (this is all handled by a closing attorney/agent), you will receive an interest only payment every month for the life of mortgage.  

We invest in two main ways.  First, we buy single family homes from distressed sellers or directly from banks at below market value prices.  We then either resell these homes to retail buyers, which allows us to sell the properties at full market value, or we may hold these properties long-term 1-5 years, earning good cash flow while waiting for the next major market upturn to sell them for maximum profit. We are always buying houses or other investment property, so if you like the returns (who wouldn't), you can continue to lend to us, and we can keep your money at work for as long as you like. Real estate is all we do and our properties are always desirable and either sell or rent quickly.

2: Equity partners-we are also interested in investing in larger projects and are open to a mix of cash and equity partnerships. We do the work, you bring in capital and everyone wins. 500K-10Mpreferred.
