TYPES OF WATERFRONT AND WATERFRONT NEIGHBORHOODS
Riverfront-Cape Coral is located on the Caloosahatchee river which is part of the intercoastal waterway. From Cape Coral you can navigate all the way to the East cost of Florida. Riverfront is the most expensive type of waterfront property you can purchase. The Gold Coast, Yacht Club, Spaghetti Point are all areas that offer riverfront properties.
The Yacht Club-is the oldest section of town and is south of Cape Coral Pkwy and East of the San Carlos Canal (roughly at Sant Barbara area). It includes the Bimini Basin and the Bikini Basin as well as Cape Coral's Beach and a boat ramp. See our Yacht Club link as well.
The Gold Coast-
The Gold Coast is the area south of Veterans, East of Del Prado and north of Cape Coral Pkwy. It offers some of the best direct access with many homes being just minutes out to the river.

SW Cape (Little Germany)-The SW Cape is a large quadrent made up of mostly gulf access canals as well as some freshwater canals. It is known off the record as little Germany becuase of its desirablility to foreign buyers. Cape Harbour development is also in this neighborhood. It offers condos, single family homes, restaurants, shops and more. West of Chiquita Blvd, gulf-access properties exit via a boat lock. To the East of Chiquita Blvd and south of Cpae Coral Pkwy there are some of the best sailboat access canals avalailable. Both areas offer some fo the most upscale housing in Cape Coral.
NW Cape Coral-NW Cape barely existed a few years back but in the last decade has become an up and coming neighborhood filled with newer homes and some great waterfront access. Once there was a boat lift to go through but that has since been removed, making many property direct access properties now. Access opens to the Matlacha Pass and offers great fishing and boating opportunities at lower prices than you would find in SE and SW Cape Coral.
Gulf Access SE and SW Cape
Freshwater-roughly half the canals are freshwater canals, meaning landlocked. You can boat within the canal system that the home belongs in but they are not gulfaccess canals. Some offer boat ramps for getting your boat in and out of the canal system.
Lakefront-there are many small lakes scattered throught the Cape Coral canal system. Pricing on the lake is always at a premium as compared with adjacent canal front lots.
